We used Paul's service for selling our Calgary property. Closing work went ok. Our dissatisfaction comes from how we were charged rather large additional fees. We have dealt with other lawyers before, this was a truly surprising experience. He is a sure greedy trickster in our opinion. Trick #1, we decided to go with Paul for the convenience even though he quoted us his service fee was a bit higher. we received the signing documents few minutes before the video meeting. We discovered that $350 extra fee was added for video service on top of his quote to us. He offered to take it off but later manage to receive $170 "through fair negotiation" in his word. Trick #2, we owed about $20 HOA fee to the buyer on the closing date. Credit the amount to the buyer would be a normal practice. Instead, Paul insisted to have us to pay the $262 HOA bill in advance when the bill was not due until over a month AFTER the buyer taking procession. Paul also insisted to make the payment as part of his work rather let us to do the online payment directly to HOA. Based on the closing documents we signed, we discovered a shortage of about $50 from the settlement deposit. We questioned Paul. His response was that he charged additional $50 service fee for writing the HOA payment cheque. Since we did not notified and signed off on the charge, he offer to return the $50 but we have not see the refund after months now. Trick #3, after the first 2 incidents, I started to pay attention to his other fees. I notice that he has a category of "other cost" in addition to "disbursement costs" for courier fee and charged GST for the costs. I asked him why the courier was not disbursement cost, and why these costs/bills he paid on behalf of us not already have GST included? No reply from him so far.
